Annual Meeting Ballots – Make Your Vote Count!

Please keep an eye out in the coming weeks for your Annual Meeting ballots. Your participation is important in ensuring we reach quorum and that the voices of our homeowners are represented.

The Annual Meeting will be held April 27, 2026, via Zoom. The meeting log in information is available on the  Resident Portal, resident.actionlife.com. We encourage all owners to take a moment to review the information and submit their ballot when it arrives.

Seasonal Property Maintenance Reminders

Spring is a great time to take care of routine home maintenance that helps protect your property and maintain the overall appearance of our community.

Weed & Lawn Maintenance

Its the perfect time to freshen up yards and remove weeds. With the warmer weather approaching, don’t forget to turn sprinklers back on and check irrigation systems to keep landscaping healthy.

Painting and General Maintenance

Take a moment to inspect exterior surfaces for cracks, peeling paint, or areas that may need caulking or repair to prevent moisture intrusion.

If you are considering updating your home’s paint scheme, please remember to submit an architectural application for review prior to starting work. The painting application and link to the Association’s approved paint schemes are included with this email.

Roof and Gutter Maintenance:

Annual roof inspections and cleaning are recommended to help prevent long-term damage. Crawford Hills is known for its beautiful mature trees, which also means leaves and debris can collect in gutters and on roofs if not cleared regularly.

Plumbing Line Jetting:

Tree roots naturally seek out water, and even small cracks in underground plumbing lines can allow roots to enter. Many professionals recommend jetting plumbing lines once or twice per year to help prevent blockages and backups. Owners should consult their own plumbing professionals for recommendations specific to their home.

Screen Doors & Windows

Check weather stripping for cracks, replace damaged screens, and clean and lubricate window and door tracks.

Decks & Patios

Power washing and resealing wood decks or patios can help protect surfaces from sun exposure and prevent long-term wear.

Community Maintenance and Reporting:

As a reminder, Action Property Management’s Community Care Department should be contacted directly with maintenance requests and any account/general inquiries. Owners may wish to report non-emergency items to the contact points below. Community Care is equipped to provide residents with the requested information and send a work order to the appropriate HOA vendor. Owners can track the status of a work order on the Resident Portal at resident.actionlife.com. Below are the ways you can contact Community Care:

  • Phone: 800-400-2284
  • Email communitycare@actionlife.com  
  • Logon to Action Property Management’s website at actionlife.com or the Resident Portal at resident.actionlife.com and use the Live Chat feature to speak to a representative during business hours.
  • Log on to the Resident Portal and click on the My Community tab, then select Work Orders. You can create a new work order by clicking on the “New” button and view the status of any work orders you have submitted by clicking on “My Work Orders.”
  • You can also view the status of any common area work orders that have been submitted.
  • Logon to the Resident Portal mobile app which can be downloaded at the Apple or Google app store on your smartphone. Click the “Contact” icon on the bottom right and fill in the requested information.
  • Emergencies that happen outside of normal business hours or any urgent matter that is an immediate hazard to life or property should always be called in to 800-400-2284. The on-call service will connect you with the on-call manager so service can be arranged. Please be sure to contact the proper emergency response agency first when appropriate (such as contacting the fire department if there is a fire).

Community Updates

Upcoming Board Meeting

The next Crawford Hills Board of Directors meeting will be held on January 13, 2026, at 6:30 p.m. at 1200 N. Cannon St., Orange, CA 92869. All residents are welcome and encouraged to attend.

Request for Candidates

You will soon be receiving a Request for Candidates for the upcoming Board election in April for the Cottages, Stoneridge, and Estates districts. If you are interested in running for the Board of Directors, please complete the form and return it to Management.

Gate Code Change

The gate code will be updated for the Cottages, Prospect Hill, and Estates districts. Residents in these areas will receive a separate communication with details regarding this change.

Maintenance & Architectural Reminders

If you are planning to freshen up your home with a new coat of paint, please note the following:

  • No application is required when repainting your home in its existing approved color.
  • Minor changes, such as shutters or front doors, require approval from the Architectural Review Committee (ARC).
  • Any color change requires prior ARC approval, and an application must be submitted before work begins.
  • Approved color schemes are attached to this email and are also available on the Resident Portal at resident.actionlife.com.

Front and rear yards should be maintained on a regular basis, including the removal of weeds and dead vegetation. Trees and shrubs should be trimmed to prevent encroachment onto sidewalks, driveways, and neighboring properties, and to maintain clear sightlines for safety. Please ensure landscaping is kept healthy, irrigation systems are functioning properly without overspray, and yard areas remain free of debris or stored items. Regular maintenance helps preserve the appearance of the community and avoid potential violation notices.

Do Not Feed Wildlife

Feeding wildlife (birds, squirrels, or other animals) can create safety hazards and disrupt the natural ecosystem. Please refrain from offering food to wild animals.

For maintenance requests, account questions, or general inquiries, please contact Action Property Management’s Community Care Department directly. The system now offers live representatives, call-back options, and multiple convenient ways to connect:

  • Submit and track work orders under My Community → Work Orders.
  • Use the Live Chat feature during business hours.

Community Reminders

We wanted to take a moment to share a few friendly reminders that help ensure our neighborhood remains a pleasant and respectful environment for all.

As a friendly reminder, please ensure that you always clean up after your pets while walking them through our community. Doing so not only helps maintain the beauty of our neighborhood but also demonstrates respect for your fellow residents. A clean environment is something we can all appreciate, and it’s a small effort that makes a big difference in being a thoughtful neighbor. Recently, we’ve received concerns from residents about some pet owners not picking up after their pets. Let’s all do our part to keep Crawford Hills a pleasant and welcoming place for everyone.

We also kindly ask that you refrain from feeding squirrels and other wildlife. While they may seem cute and harmless, feeding them can lead to several issues. Wild animals that become accustomed to human food may lose their natural foraging instincts, potentially causing them to become a nuisance. Additionally, feeding can encourage overcrowding, spread disease, and attract pests. Let’s keep our wildlife thriving in a natural, healthy way.

Finally, we’ve received reports of speeding in the neighborhood. We urge all residents and visitors to adhere to the speed limits, especially in residential areas where children and pets may be present. Excessive speed not only increases the risk of accidents but also poses risk for the community. Please help us keep Crawford Hills a safe place for everyone by driving responsibly and following the speed limits.
